SAN ANGELO, TX – San Angelo experienced a major rise in active home listings in the third quarter of 2024, with a 58.8% increase, making it one of the top areas for listing growth statewide, according to the Texas REALTORS Quarterly Housing Report released Tuesday.
Despite the surge in listings, Texas’ statewide median home price remained stable at $340,000, unchanged from the same period last year. The report shows prices increased in 17 Texas metro areas and dropped in nine, with San Angelo among the cities seeing a rise in available homes on the market.
Statewide, active listings increased by 30.4%, with the most notable jumps in Texarkana (124.9%), Brownsville-Harlingen (60.4%), San Angelo (58.8%), and Sherman-Dennison (51%). Odessa was the only area to see a decline, with a 2.1% drop in listings.
While prices in some regions dipped slightly, such as Austin-Round Rock-San Marcos (-3.8%) and Corpus Christi (-3%), others saw growth, with Eagle Pass (11.4%), Sherman-Dennison (11.1%), and San Angelo remaining steady amid increased listing activity.
Closed sales across Texas were down 2.2% compared to the third quarter of 2023, with Texarkana experiencing the largest drop at 25.7%. Homes statewide also stayed on the market an average of seven days longer than during the same quarter last year.
Months of inventory, a key measure of market balance, rose to 4.8 months across Texas, compared to 3.6 months a year ago, signaling a balanced market, according to analysts at the Texas Real Estate Research Center.
"Lower interest rates have made buyers and sellers more comfortable with entering the market," said Jef Conn, chairman of Texas Realtors. "With more favorable financing options, buyers in many markets seem more willing to look, and sellers are more interested in making their properties available.
"We have seen listings taking longer to sell, so homes need to be market-ready and priced well in order to attract an offer," said Conn. "Buyers generally have more choices and a little more time to make decisions than a few years ago.
