SAN ANGELO, TX – A six-story office and data center property in San Angelo is up for sale, offering expansion opportunities for high-security office space, data center operations, and other commercial uses.
EXP Commercial has listed 2701 S. Johnson Street for sale, though no asking price has been disclosed. The building, originally constructed in 1955 and renovated in 2024, spans 286,610 square feet on a 10-acre lot.
The first floor will operate as the data center, while the 2nd and 6th floors are designated for office space. Additional available space is located on the 2nd and 5th floors, according to the property listing.
The existing data center floor totals 38,000 square feet and offers 6 megawatts (MW) of critical power, supporting around 800 racks. However, the sales brochure notes the site’s potential to expand power capacity to 50MW, which could accommodate up to 8,000 racks if the entire property is converted into a dedicated data center.
“This space offers endless potential for high-security office tenants, expanding data center operations, co-working spaces, and climate-controlled self-storage,” the listing states. “Zoned for General Commercial/Heavy Commercial use, this property provides a solid foundation for a wide range of business ventures.”
The site was previously occupied by fiber firm Frontier, with Verizon operating there before that. Texas-based colocation and hosting firm Cloudnium lists the location as one of its data center sites.
Colocation is the practice of renting space in a data center to store servers and other computing equipment.
