SAN ANGELO, TX – The 2019 Housing Study, commissioned by the City of San Angelo Development Corporation, revealed that 73% of single-family homes in San Angelo were built before 1990. This indicates that only about 27% of homes for sale were constructed in recent decades.
The study forecasts that from 2019 to 2024, San Angelo will require additional housing to accommodate an estimated 2,920 new jobs, with each job necessitating 1.5 housing units. While multi-family housing is a common solution, San Angelo faces a shortage in affordable single-family homes. The challenge of building and selling cost-effective housing has been exacerbated by post-pandemic inflation, particularly in the housing sector.
In response, Austin-based developer Jorge Luna collaborated extensively with the City of San Angelo Planning & Development Services to secure approval for a new development named Haciendas De Luna, located adjacent to Paul Ann on McGill Street. Construction of new streets in this neighborhood began last month, and currently, at least two homes are underway, with the first already having its foundation laid.
Designed to accommodate families, the homes in Haciendas De Luna will feature 3 to 4 bedrooms and 2.5 bathrooms, ranging in size from 1,550 to 1,800 square feet. The development falls within the zones of Holman Elementary, Lincoln Middle School, and Lake View High School.

Brittany Ionita Davis, a real estate agent with ERA Newlin, who is responsible for marketing and selling homes in Haciendas De Luna, stated that the homes are priced at approximately $180 per square foot, placing them in the upper $200,000 range.
A distinctive feature of these homes is their unique exterior, constructed with a manufactured limestone known as Texas Aussie Stone. Brian Barbee, the founder of Texas-Australia Rock, a San Angelo start-up that manufactures the trademarked “AussieRock”, explains that this material is made from a blend of ground limestone and additives like concrete. This composition results in an aesthetically pleasing, economical, and durable exterior surface. For more customized building needs, Barton offers a “Rammed Earth” product, allowing for integrated conduits and plumbing within the walls. However, the Haciendas De Luna homes will primarily utilize prefabricated AussieRock blocks.

The construction process involves laying a foundation slab, erecting stone exterior walls, followed by the roof, and concluding with the interior framing and sheetrock. AussieRock not only enhances energy efficiency but also provides an affordable limestone look.
“We aim to offer homes that can last more than a lifetime,” Barbee remarked.
