I know that house well because of that funky ancient mesquite tree in the front yard.  I have driven past the place a few thousand times over the years.

Yeah... a three-quarter megadollar "fixer-upper"?  When I think "fixer-upper" I picture a pile I could buy with just one of my credit cards and then pay off the balance when I got the first statement.
