West Texas Ranch Listed for $8.2M Hits Market

 

SAN ANGELO, TX – A West Texas ranch has been listed with Hall and Hall real estate for the asking price of $8.2 million. 3T Ranch is located 12 miles southwest of Abilene in southern Taylor County.  

3T Ranch shows characteristics of the southern country scene, featuring rolling terrain with live oak, cedar and red oak, as well as elevation changes and long-distance Hill Country-style views.

Starting with 985 acres with partially high-fenced hunting and recreational property, this ranch features unique attractions, including a well-developed hunting and shooting setup, a newly constructed party barn and rolling terrain.

This ranch used to serve as hunting grounds and a recreational area with minor cattle grazing. Still, improvements have been made, including an additional paved frontage on U.S. Highway 277 and a quarter-mile asphalt driveway. 

The driveway leads to the main barndominium that includes a four-bedroom, three-bath layout, and porches positioned for those scenic views. According to Hall and Hall, “the headquarters sits at an elevated position with good views across the surrounding ranch.” 

As mentioned before, a newly constructed party barn has just been added that contains a commercial kitchen, pool/patio area, as well as a shop with a garage, gym and gun bunker. 

The ranch also includes a well-developed hunting and shooting setup with food plots, blinds/feeders, a 1,300-yard shooting range and a 360-degree observation tower.

The ranch provides strong water resources with seven wells and four ponds, which, according to Brett Grier, the broker from Hall and Hall, “the water situation alone, with seven producing freshwater wells, sets it apart from most recreational ranches in West Texas.”
