San Angelo's 20 Most Fabulous Homes for Sale

Dropping oil prices have left many eyeing aspects of the local economy for price plummets, but San Angelo’s housing market has stayed on course, says local real estate agent Ryan Newlin of ERA Newlin & Company Realtors.

“You would think that with our dropping oil prices—a lot of people perceive that it’s probably dropped a lot, and prices are falling, and it’s bad,” Newlin said. “But just looking at the stats that I can find, we’re doing just as good as we were last year at the same time period.”

Layoffs and job changes have hit those in the energy industry pretty hard in the last couple of months, but locally there are a lot of people still employed in the oil business that are looking to buy and sell homes.

Whether or not the prices will drop remains unclear, Newlin said, but the price hikes that started around 2013 aren’t solely attributable to demand: Newlin said the costs of building materials are also higher, driving up construction rates.

Despite the ebb and flow of the energy industry, single-family residences and homes on the edge of town are still incredibly popular. The most sought after type of home is determined by the price point, Newlin said. Locally, there is a heavy buyer emphasis on the $140,000-180,000 bracket.

“It all goes back to what the payment is,” he said. “Those payments work where people want them. There’s always a shortage of houses in that price range.”

Newlin explained that houses in that particular range tend to have three to four bedrooms, two bathrooms and a two-car garage. They are generally built on a concrete slab and are made of brick, he said.

“That’s what most people want,” he said. “They want a three-two with a two car garage.”

Houses in that range are so popular that they frequently sell expediently, often in the same day, while more luxurious and sprawling homes tend to stay on the market for much longer, Newlin said.

2301 Douglas

One of the city’s most luxurious homes currently on the market sits on nearly an acre of land at 2301 Douglas Drive, and stretches over 6,276 square feet.

The four bedroom, seven bath home “was built in the ‘50s…so it’s a big, kind of ranch-style home, a real wide house,” Newlin explained. “A friend of mine lived there when I was in high school and it’s got a really big basement that’s got its own entrance… it’s [also] got really big live oak trees. There’s new houses all over town, but they don’t have the trees and the character of something like this.”

Hardwood oak flooring, open rooms and new lighting brighten the space up, Newlin said, while the bedrooms are about double the size of those in more modern homes. Maid’s quarters and a spacious basement currently being used as a home theater round out the property.

“It’s finished out with an air conditioner, a kitchen, carpet—if you were standing in it, you wouldn’t really realize it’s even basement,” Newlin said. “It’s got real stairs going in, so it’s not like you have to be a Billie goat to slide down some dark stairway, so it’s safe to go in and out.”

The house is listed at $945,000 and is located in the middle of town, near ASU. Newlin lists this property.

404 S. Park

The home, seated near the shore of the Concho River, enjoys a long and storied history in San Angelo and was owned by the late Jim Gabriel, who for decades owned Gabriel’s Clothing Store in town.

“There is a lot of original things in that house from 1929, when it was built on the Concho River,” Newlin said. “I like that, because you’re walking in a house that still has the same light fixtures that were put in there in 1929 when the stock market crashed. That’s kind of a cool year.”

Bathroom tiles and heavy chandeliers are just some of the original features of the space, whose stained glass window and wooden-beamed ceilings add character to the interior.

“When that home was built, they didn’t have central air and heat then,” Newlin said. “So, they used these breezeways and everyone kept windows open…during these hot summers.”

The house sprawls over five bedrooms, and also includes a basement. The list price is $1.5 million for the house upon the hilltop.
